inspection
is an evaluation of
a home's condition by a highly trained, state of Florida licensed
home inspector. The inspection is conducted with fairness and
objectivity. The resulting inspection report is an unbiased,
professional evaluation of the condition of the house and its
operable systems. A mobile home inspection is not the same as a
home inspection because they are not built to the same standards
and building codes. Mobile homes present a unique inspection
challenge to inspectors, as they are built to HUD building
specifications and not local building codes.
Depending on the
size, age and complexity of the house, a thorough inspection will
typically take about three to four hours or more to complete. First
Choice Inspectors follow strict InterNachi reporting guidelines,
and provide a comprehensive written disclosure of all visible
defects and conditions that will affect the home and functioning of
its systems. It is a non-invasive, visual evaluation of the
property's structure, foundation or basement / crawlspace,
interior, exterior, roof, electrical, plumbing and heating and
cooling systems. The purpose of an inspection is to detect major
visible problems or defects and unsafe conditions, to help the
client make an informed decision about the property.
A mobile
/ manufactured home inspection report does not
issue a Pass/Fail grade, nor is it intended to determine whether
the house complies with local codes, or to report on cosmetic
defects apparent to the average individual. Your Home Inspector has
broad knowledge of the homes systems and components. The purpose of
an inspection is to identify any significant defects or adverse
conditions that would warrant evaluation or remediation by a
licensed specialist. It provides you with the information needed to
make confident decisions regarding the status of the home. It
does not include an engineering inspection of the crawl
space.
The
Manufactured / Mobile Home Inspection is used to
assist a client in making a more informed purchasing decision. The
inspector may also educate the buyer as to typical life
expectancies, items to budget for replacement as well as how to
take care of and maintain the property.
A 4Pt or Four Point
inspecton is an insurance inspection and should never be confused
with a mobile home inspection. A 4
Pt inspection should never be used instead of a mobile home
inspection. If someone is telling you to get a 4 Pt
inspection not a home inspection you should ask yourself what are
they trying to hide. A 4Pt Insurance Inspection is used to
get home owners insurance and is a limited visual inspection of the
HVAC, Roof, Electrical and Plumbing. A four point insurance
inspection takes 45 minutes to complete and does not require the
inspector to check the crawlspace, walls, windows, ceilings, or
other areas you would expect a home inspector would evaluate during
a comprehensive mobile home inspection.
Purchasing your home

you can about the newly constructed or existing house before you
buy it. A home inspection may identify the need
for major repairs or builder oversights, as well as the need for
