Residential Home Inspection Services

A First Choice home inspection is an evaluation of a home's condition by a highly trained and state of Florida licensed home inspector. The inspection is conducted with fairness and objectivity. The resulting inspection report is an unbiased, professional evaluation of the condition of the house and its operable systems.

Depending on the size, age and complexity of your Central Florida house, a thorough inspection will typically take about three to four to complete for home approximately 1500 Sq. Ft. First Choice Inspectors follow strict InterNachi reporting guidelines, and provide a comprehensive written report disclosing of visible defects and conditions that will affect the home and functioning of its systems. It is a non-invasive, visual evaluation of the property's structure, foundation or crawlspace, interior, exterior, roof, electrical, plumbing and heating and cooling systems. The purpose of an inspection is to detect major visible problems or defects and unsafe conditions, to help the client make an informed decision about the property.

A Home Inspection report is not a pass or fail rating, and it is not to report on cosmetic defects apparent to the ordinary individual. Your Home Inspector has broad knowledge of the homes systems and components. The purpose of an inspection is to identify any significant deficiencies or adverse conditions that require evaluation or remediation by a licensed specialist. The home inspection report will provide you with the information needed to make a confident decision regarding the condition of the home.

Purchasing a home in 2017 possibly will be the greatest single investment you ever make. You can reduce unpleasant surprises and unexpected difficulties by learning as much as you can about the newly constructed or existing house before you buy it. Many Florida homes were damaged by hurricanes, Matthew in 2016 and most recently Irma.  Many of the homes damaged by Matthew were still being repaired when Irma hit the state of Florida.  A home inspection may identify the need for major repairs or builder oversights, as well as the need for maintenance, to keep it in good shape. Once the inspection is complete, you can make your decision with confidence.

For the homeowner, a home inspection can identify problems in the making and suggest preventative measures that might help you avoid costly future repairs.  The home maintenance package is also great for keeping up on routine maintenance and repairs.

Selling your home, a home inspection can give you the opportunity to make necessary repairs that will place the house in better selling condition. Once you know what the buyer’s inspector is likely to find, you can rectify the items and speed up the real estate transaction.

Central Florida Home and Villa Maintenance Inspection Services

The home maintenance package is a five year maintenance plan that includes an initial residential home inspection or Villa Inspection and four annual Home Check-Up or Villa Check-Up Inspections for an ongoing plan for maintaining the home and prioritizing repairs.

The most significant thing to understand as a homeowner, landlord or proprietor is that your house requires care and regular maintenance. Parts of your house overtime will wear out, deteriorate, or simply stop working. Even the most attentive property holder can, from time to time, miss small problems or forget about performing some routine home repairs and seasonal maintenance. Check-up inspection services help aging parents or people with a disability or mobility issues maintain their homes.

We can help you with maintaining your home, vacation home, or luxury villa. In today fast paced life style, many of us do not notice items of our home deteriorating until it is too late and a repair is required. Consider hiring us to come perform an initial inspection and set you up on a Home Check-Up schedule. The Check-Up inspection is for evaluation of the major systems of the property, including plumbing, heating, electrical, HVAC, and structural. Depending on your needs, we will perform a yearly or on a more frequent Check-up inspection if required. Our service will help you keep your rental property, villa, vacation or 2nd home in good condition and prevent it from suffering serious, long-term and expensive damage from minor issues that could have been prevented.

Does your home or property have a pool, spa, water or fire feature, electronic security gates, racquetball, tennis or basketball courts, gazebo, cabana, deckboat dockstudio or summer kitchen? Be sure to mention all amenities when scheduling.

We believe that consumers have the right to expect the highest standards of thoroughness, fairness and effectiveness from their home inspector, and that is exactly what we provide.
