An Orlando Condominium Inspection or a Daytona Beach Condo Inspection receives the same level of attention and detailed investigation as a Residential Home Inspection. The Condominium Inspector pays close attention to details unique to condominium complexes and multi-unit construction. Although the inspections are similar, the condominium inspection does not include common areas or items maintained by the condominium association. A condominium inspection is a non-invasive, visual evaluation of the property's interior, electrical, plumbing, and HVAC systems. The purpose is to detect major visible problems or defects and unsafe conditions.

 

The State of Florida has the highest number of condominiums of all the United States of America. According to the Bureau of the Census, condominiums represent 15.5% of all the housing units in Florida. Daytona Beach, Orlando, Winter Park, Ponce Inlet, and other areas like the Disney attraction area of Central Florida have high concentrations of condo units.

 

Common areas of the condo's building are not inspected. They include the roof, exterior components, stairwells, hallways, lobby, and complex amenities such as pools, spas, and other areas maintained by the condo association.

  • HVAC System – heating, cooling and accessible ductwork
  • Electrical System – Main panel, breakers, wiring, outlets and switches
  • Plumbing System – water supply and drain lines, water heater, faucets, toilets, bathtubs and showers 
  • Interior structural elements – walls, floors, ceilings, doors, windows and screens
  • Cabinetry and Appliances

With new condominium construction, it is important to get your inspection as soon as possible. It enables you to sort out issues you may not be aware of, with the builder, while still under warranty. In the situation of purchasing an older condo, the inspection is crucial. Major system defects can be a huge expense to repair or replace.
