Florida ranks #1 for total condominiums which represents 15.5% of all housing units in Florida, according to the Bureau of the Census. Daytona Beach, Orlando, Winter Park, Ponce Inlet, and other areas like the Disney attaction area and Central Florida have high concentrations of condo units.

A Condominium Inspection or Condo Inspection receives the same level of attention and detailed investigation as a Residential Home Inspection. Although the inspections are similar, the condominium inspection does not include common areas or items maintained by the condominium association. The inspection is a non-invasive, visual evaluation of the property's interior, electrical, plumbing and HVAC systems. The purpose of an inspection is to detect major visible problems or defects and unsafe conditions.

Common areas of the condo building that are not inspected include the roof, exterior components, stairwells, hallways, lobby, amenities such as pools, spas and other areas maintained by the condo association.

The inspection is to identify any significant defects or adverse conditions that would warrant evaluation or remediation by a licensed specialist. It provides you with the information needed to make confident decisions regarding the status of the home.

A condo inspection is a comprehensive inspection of the following:

  • HVAC System – heating, cooling and accessible ductwork
  • Electrical System – Main panel, breakers, wiring, outlets and switches
  • Plumbing System – water supply and drain lines, water heater, faucets, toilets, bathtubs and showers 
  • Interior structural elements – walls, floors, ceilings, doors, windows and screens
  • Cabinetry and Appliances

With new condominium construction, it is important to get your inspection as soon as possible. It enables you to sort out issues you may not be aware of, with the builder, while still under warranty. In the situation of purchasing an older condo, the inspection is crucial. Major system defects can be a huge expense to repair or replace.
